How Our Property Partnership Works
1. Property Consultation
We arrange a viewing to understand your property, discuss your requirements and establish whether it is suitable for our accommodation model.
2. Agree the Terms
We agree a monthly rental amount and the length and terms of the company-let agreement, including maintenance responsibilities, permitted use and any required consents.
3. Professionally Managed Accommodation
With your agreement, we operate the property as serviced accommodation for contractors, business travellers and other suitable guests, managing bookings, guest communication and housekeeping.
4.Guaranteed rental payments
We pay the agreed monthly rent in accordance with our contract, regardless of fluctuations in guest bookings, subject to the agreed contractual terms.
5. Ongoing care and communication
We coordinate cleaning, routine inspections and agreed maintenance responsibilities, keeping you informed and looking after your property throughout our partnership.

Landlord FAQ's
Who will stay in our property?
Our accommodation is designed for contractors, business travellers, military personnel and other suitable guests visiting or working in Lincolnshire. Guests may stay for short or extended periods, depending on their requirements.
How long are our agreements?
We typically seek long-term property partnerships, with agreements of three to five years where suitable. The length, termination provisions and other contractual terms are agreed with each landlord.
Who is responsible for maintenance & repairs?
Maintenance and repair responsibilities are clearly. established in our agreement. We coordinate the day-to-day care of the property, arrange agreed maintenance and communicate with you about matters requiring your attention or approval.
What happen's if the company has no bookings?
Under our company-let model, we pay the agreed monthly rent in accordance with our contract. Your rental payments are not calculated by reference to our guest occupancy levels.
